Being versatile in niche inspections has really helped my husband stay afloat. There isn't enough to do if you can't work in specialized areas for inspections. As an employee of a window cleaning company, I have been to many construction sites and homes that have been boarded up for inspections.
I saw a home that was boarded up after a big storm. The whole valley was pretty flooded, and this house got some of the worst of it. After the water drained, we went in to see if there was anything left and the whole house was covered in mold. It was deemed unsafe, of course, and all boarded up.
They are currently interviewing candidates for the position of Property Preservation Field Representative highly motivated Independent Contractor/handy man with own tools needed to complete winterizations, lock changes, yard maintenance and other property preservation work orders.
You must have a clean driving record, and strong follow-up skills are required. Mortgage field servicing and/or general residential inspection/construction/maintenance experience is preferred.

What types of Services do Property Preservation contractors perform

Trash Out / Debris Removal: With the large number of abandoned and vacant homes a crew is needed to clean up trash and remove debris, to improve interior and exterior of the property, it is necessary to take photos of before and after along with disposing of any trash.
Janitorial Services: Some homes will need to be cleaned by a cleaning service that sweeps and mops the floors, vacuum carpet as well as scrubbing sinks, toilets, bathtubs and showers. Window cleaning is another service for front and back of the home.
Winterization / Plumbing: Checking the plumbing system and providing winterization for any wet areas is necessary to make sure that the home is prepared for the cold weather.
Lawn Care Services: We will provide both an initial lawn care service as well as maintain the landscape. Most clients agree that service twice a month is more than sufficient at maintaining the curb appeal necessary to sell the asset for the most amount of money. Services include mowing, removal of clippings, and trimming of shrubbery.
Swimming Pool Maintenance: REO property with a pool, is maintained by the operation of the pool, starting the filtration system. Per clients,request pool will be drained, cleaned, and refill the pool as necessary. The pool will be cleaned by adding chemicals with a weekly pool service..
Lockouts / Evictions: assist the local sheriff with the removal of personal property in accordance with local laws and the client's written instructions.
Repair & Remodeling: Many times a lender just wants to sell a home "as is" with all of its faults. Thank you for this article! I dealt with something similar a little while back and what I didn't know about was the windows! Make sure you always do a deep window cleaning too because that is almost always a perfect place for mold to continue to give you grief!
