REO Foreclosure Clean Out California

Property Preservation blueprint on how getting started with a REO services business that cleans out forclosures you will be offering a valuable service that is in demand and will continue to grow as property values continue to drop.

California banked owned properties are being put on the market as many homeowners lose their homes due to high adjustable rate mortgages.

The main reason is because home mortgage payments are too high and this leaves the lenders, insurance companies and banks in California with the task of cleaning up the properties where they can resell them at tax lien auctions.

Offer a professional cleaning service

If you decide you want to start out in a business that cleans out houses you will need a cleaning crew. A suggestion of some of the services that you can provide include things that brokers and investors require in clean out and trash-out homes seized by the lenders.

If your looking to get started most of your business will come from Realtors in California who specialize in foreclosures or from new owners who want the homes fixed up.

Duct Cleaning and Carpet Cleaning is Needed

Your repair and maintenance services will include fixing broken windows, mowing the lawn, cleaning up items left behind, removal of trash, power washing the floors, walls, as well as vacuuming the carpet.

Reasons you want to start a Clean Foreclosures Business in California

The previous real estate boom has caused home foreclosures to mount and that is why many are starting a business and getting paid by RE companies and banks.

How it works is that under HUD’s new Neighborhood Stabilization Program they will provide emergency assistance to state and local governments to acquire and redevelop foreclosed properties that might otherwise become sources of abandonment and blight within their communities.

The Neighborhood Stabilization Program (NSP) provides grants to every state and certain local communities to purchase foreclosed or abandoned homes and to rehabilitate, resell, or redevelop these homes in order to stabilize neighborhoods and stem the decline of house values of neighboring homes.

Congress has allocated billion's to help clean up the foreclosures across the country, with work that involves going to distressed homes and hauling away debris, cleaning the interior and exterior of the house and doing the gardening.

Once you perform quality cleaning services inside and out to prepare REO property for sale or rent. You will be able to get Government Jobs, Landscaping Jobs,Property Preservation Companies, Property Preservation Jobs and Foreclosure Clean-up Jobs.

How to price your foreclosure property bids to get more work.

Pricing foreclosure cleaning jobs start with finding out what the competition is charging. You will see that there are foreclosure cleaning business owners in every state in the country. Each one will have a different way of bidding on work from lenders and reo agents.

Your area may charge less than another, keep that in mind when investigating price options. cleaning job leads is another way of doing it, you can get more work with targeted leads in your area.

To get a quote on a cleaning job you can call businesses on the phone and ask them what they charge for a single family home. They may ask you if any furniture needs to be moved or trash removal is needed.

Contact a realtor, real estate investor or property owner to help you with the specifics because not all companies will want to talk to a novice. In my experience how to price foreclosure cleaning jobs starts with learning as much as you can about the industry, before you even get licensed and insured.

Other useful tips is to pay attention to advertisements that feature cleaning services who take care of abandoned homes. Cleaning REO or repossessed homes can lead to other small or large job and government contracts.

Make a list of: Time Sheets, Invoices, Payment Methods, Number of workers, Uniforms, completion deadlines, as well as referrals.

Not all businesses that participate in cleaning properties for real estate contracts will be as professional or experienced as others this is where you can make your company stand out from the rest.

What is a Trashout?

Those who specialize in cleaning and maintaining the nation's growing inventory of bank-owned properties,

What is considered Hazardous material removal ?

If you offer this type of service you will identify, remove, package, transport, and dispose of various hazardous materials, including asbestos, radioactive and nuclear materials, arsenic, lead, and mercury, these are sometimes called abatement, remediation, or decontamination removal services.

Are you a trash-out specialist? In order to become one it takes just having the right information and training to provide a service to the property preservation industry.

How much should you charge for your trashout services?

One contractor fees include $600 to $1,500 depending on the state your in for the following services:

  • light landscaping
  • basic hauling and
  • general cleanup

It has been noted that you can charge upwards of $7,000 for trash removal, debris and cleaning forclosures.

Remember the years of experience that you have obtained, the size of your firm and if you provide any of these services will be the key to earning higher annual salaries.

Companies that can offer remodeling, reconstruction services to a fence or chain link fence will be of value.

There will always be a need for a container rental, dumpster or small truck for junk hauling, at short sales, real estate sale, and garage sales left overs. The busiest types of properties are going to be condo cleanup, garage cleanup, chimney brick removal, reo cleanout, and foreclosure cleanup.

It is recommended that you check the site first before giving a quote, because you will not know how long it will take you to finish the job.

How to get started fast in cleaning foreclosures in California

First contact real estate investors, asset management companies and landlords of commercial and residential buildings, you can also check with home developers.

Trash Removal Services Guide

Most recycling and trash removal services offer their business to the residential market as well as for waste control, I was surprised to find poop removal service added to the list, and you are probably familiar with garbage disposal repair.

Interestingly due to the high number of foreclosures and people needing to move the business for junk clearance, rubbish and waste removal services will be on the rise because it is such a devastating situation. You can provide the needed solution. If you like to fix things you could also offer garbage disposal installation as a side job. All commercial and residential contracts are going to require a dumpster truck rental for hauling and disposal.

Field Survey Job Boards

I have found the best way to find jobs in a special niche industry is to go to simplyhired.com they have a huge database of careers such as associate field survey technician in Dallas, if you want to find employment, field engineer jobs are available at Dice.com, also I just noticed that Time Warner Cable has a position that requires the following experience to survey new businesses, schools and customer premises to determine serviceability as well as present survey results and options to sales representatives and management then conduct post inspection of work completed by contractors and then update department surveys and database for other duties as assigned.

How to Find Cleaning Work

You can start by marketing your services to real estate investors, building a client base with the right people will make a difference for you and landing more work. The foreclosure crisis is providing long term assignments because many RE agents are having a hard time selling mortgage properties. Real Estate Investment groups are a good starting point since they are in every city.

You will want to contact them through either city or mail. now by networking with real estate investors you will be able to get the inside scoop on what is happening in your industry. The other thing to keep in mind the more property preservation services you can provide to future clients the more valuable you will be when they need to hire you.

Distressed Vacant Properties Need Cleaning

California foreclosure trash out cleaning business

How to Start a Residential Trash Removal Service

Waste management and garbage collection is big business in local cities across the country. Homeowners who need waste solutions are going to be your primary candidates for your local business idea.

You just need to make sure you have all the tools necessary to do what is necessary to get clients and then make enough money annually.

How this is done starts first by placing advertisements in classifieds for the city or town that you will provide your service. It helps to have a website that your visitors can read and get a idea of what you will offer from your price sheet.

Residential curbside trash is growing by the minute as borrowers lose homes due to defaulting on mortgage payments. Foreclosures, evictions and home repossession will increase the demand for residential dumpster rentals, and this will help you earn high income in a down economy.

Dumpster rentals how they work

You will need to have a big enough dumpster to put all the debris and trash from many cleanup jobs. Home Depot offers dumpster rentals, they come in 14 day increments, ranging from 15 cubic yards to 40 cubic yards. You will be interested to note that the price does not include any weight. You can get that giant 40 cubic yard for only $240. But that price is based on an empty roll off. For every ton you add to the roll off, you pay another $93.

An example of one would be dumpsterdirect.com can get you the lowest dumpster rental price. You choose your waste type from general waste, green yard waste, construction waste or recyclables. Containers come in 10 to 15 Yd, 20, 30 and 40 yd.

cleaning out and maintaining foreclosed properties in California

You will be able to earn income from banks, lenders and real estate companies hiring trashout firms which is a growing industry from coast-to-coast.

It is important to keep in mind that starting your business will require that you provide property preservation services for REO properties. This can include getting rid of junk, general cleaning such as janitorial, landscape clean up and carpet cleaning. In most cases it will be necessary to provide before and after photos.

As you are probably aware to find a list of banks in California that will work directly with trash out companies, or find a list of companies that are currently adding new vendors can be a challenge.

Here is a list of Trash out companies and banks:

  • Fannie Mae http://www.fanniemae.com/aboutfm/procurement/index.jhtml
  • Freddie Mac http://ww3.freddiemac.com/ds2/viq/vqq.nsf/frmQuestionnaire?OpenForm

Some of the types of things that are left behind from previous homeowners may include a entertainment trailer, cars, clothes, playground equipment and toys.

As you can see it is many factors when determining what to charge for things such as: fire abatement, tree removal, stump removal, landscape demolition, trash removal, rubbish removal, brush clearing and removing, retaining wall removal, plants removals, bush landscaping, trunk, stump removal, landscape demolition, weed removal, lawn removal, garage cleanout, and disposal waste,

Some of these items will take longer to dispose than others such as: green recycling, garbage, hauling, pickup, removal asphalt, sand, disposal, construction material, construction debris, wood, recycle plastic, clean wood, metal, paper, apartment cleanout, tenant move out, evictions.

After consideration the list can include tons of areas from: rubbish bins, roll-off containers, junk cars and dispose of them, garbage containers, garbage bins, trash compactors, waste dumpsters, 40 yard roll-off-boxes, junk containers, curbside pickup, storage facilities as well as cleanouts, renovations.

To give you an idea of items that need to be picked up from anywhere on the property is anything that requires you to haul junk, debris, trash, rubbish, waste, mattress, old mattress pads, couch, sectional, TV, spa, Jacuzzi, armoire, computer, monitors, scanner, printer, e waste, video equipment, videos, closet doors, garage doors, ac heater, stove, rangers, refrigerator, washer, dryers, household junk, water heaters, old appliances, cardboard, hot tubs, sofas, couch, large machine, brush, greenery, construction debris, green waste shrubbery.

Not everything will require garbage removal, or trash removal it could be things like appliances: washing machines, dryers, fridge, refrigerator, dishwasher, stove, oven, microwave, toilet, sink, bed, dresser, armoire, chair, table, shower.

Invest in a large truck for heavy items, dirt, rock, concrete, solid waste, chimney, brick, gravel, junk removal, much, sod, landscape material, yard side clean up, excavation, excavating, deck removal, and even deck demolision

The best advice I can give someone who is interested in getting into this type of business is to contact owners who are already doing this type of work, that way you can save yourself from repeating the same trial and errors they may have previously made. They can help you with all the How to information as well.

Intruders will destroy and brake through plywood; it’s done all the time. When protecting your unoccupied property consider:

• Expenditure: The SOS window screens & doors prevent intruders. Period.

• End result: You only pay for the months you want your building secured.

• Expediency: Our trained teams will install the doors and screens, and remove them as you request it. The SOS screens allow light and air to enter, allowing contractors and guests to easily work inside of the property.

If this is such a legitimate business opportunity, then why all the stories about banks destroying furniture, flooring, and dumping everything including children's dolls? I would truly like an answer to this question as I have great concern regarding the destruction of legitimate things that could be given or sold to those who have very little. This truly sounds like a communist and socialist takeover to remove as many of our possessions from us as possible.

What a great gig! Only problem I have is no crew...I'll have to work on that.

Seriously, though, how well do these services work in small towns? I live in Bishop, Ca-pop.3500. I wouldn't mind the work, but don't see the market here.

I'll be back to see what you advise!

Research Analyst profile image

Research Analyst Hub Author 22 months ago

lorlie6 from what I can tell its different in each state, you can first start by getting a list of foreclosures in your area such as with Realty trac then contact asset management companies in your area either online or in the phone book, and it never hurts to talk to companies who are providing this service and ask them how they got started. Hope this helps.

theophil: If people leave property in the house after vacating it's fair game. The problem with that is that it has to be removed. Most "trash out" companies cannot afford to keep that stuff around because storage space is required plus the muscle power to move it. After all that there's no guarantee that anyone, even a thrift shop, will want it.

It is not the trash-out companies responsibility to keep, sell, or return abandoned goods to former owners. It IS their responsibly to remove everything from the house.

So you know most people I know of in the business are touched and saddened by the fact that they have to remove and destroy family photos, toys, and other sentimental items.

Research Analyst profile image

Research Analyst Hub Author 22 months ago

That is a sad situation in deed, it is such a bad thing to see people lose their homes in such a bad economy. It would be nice to come up with a way to store the items.

company is willing to pay 24.50 per cubic yard of debris removal how can i get an exact amount to charge for

Peeples Solutions 22 months ago

JR, The easy way is to check the house out before giving an amount. Take a 100 foot tape measure. Measure the house front and side if a rectangle or square shaped house. Multiply the 2 numbers divide by 9 and you have the number of cubic yards in the home. Multiply that number by 24.50 or 23.50 if you want to get a contract. You don't always want to hit their high number. Good luck! I do trash outs and lawn care in South carolina. Business is starting to slow down, both a good thing and a bad thing!

Figuring out what to charge-------

If a house is 60 x 30 (1800 sq ft) / by 9 (200)X 23.50 (4700)

Isn't that abit high? Almost 5K for a cleanout? My brother inlaw is a subcontractor doing this, and told me that his only gets about $350 each. He has to pay his guys, the landfill, fuel, etc. It's pretty much a flat rate. He is making money but not a killing.

What I want to know is how do you bypass the middleman(s) and go straight to Freddie and Fannie. Which are 80% or more of the work.

What a smart idea. I have seen this type of business 13 years ago in over 47 states but everyones doing it now. Not everyone is insured or doing business legally.

I also have heard that the companies that own these properties are not paying on time or go out of business leaving the CLEANUP COMPANY holding the bag ( no pun)

Oh well the best to everyone.

Let us know how this works out for you!

Just need to know if anyone in the Detroit Area would need our services! I have a crew of men ready to get started! If so please contact me @ dkarmstrong08@yahoo.com

Here Is A Idea for anyone who is interested in Trash outs I started a small Dumpster business In May Of 2010 One good truck and 22 dumpster cans 10/15 yarders . I stated dropping cans 17 my first month out If you have a truck or trailer you can get work just advertise/advertise/advertise that is the key to making it . First thing first don't be cheap on advertisement Yellow pages get a big Ad cost money but well worth every penney . I spent over 5,000 in ads[ Maps Magnets]Waste of money 99 Percent Calls from Yellow pages will get bigger ad this year double size from last year here's when anyone looking for services go's to the phone book period. You Can make Fliers put in stores . I Started just trash removal it's grown into a great business I have double the fun I do clean outs They came to me to do there dirty work had some clients who were not wanting to pay my advise mail 3 bills if they don't pay put a lien on the property and you will be paid make sure you ad charges for you time and expenses. GOOD LUCK Charlie

Junk Removal 11 months ago

This is what I need done to my room... except without the foreclosure part. I've always found that it is so much easier to help others get rid of their junk then it is to get rid of my own. One of these days I will figure out why that is.

Thank you Research Analyst for such great info!

I have a new cleaning business in the Atlanta, Ga. area.

We are licensed, bonded, & insured but have no error & omissions certificate. We can't afford it but need the opportunity to clean. Any insight that would help?

This hub has a lot of very useful information for the beginner and someone looking to find more work... We all know this coming year will provide much additional work for those willing to exert a little extra effort to go the extra mile. Provide a good service for a reasonable price and you can find all the work you need.
