I got curious & went to some local banks;none of them had ever heard of a "foreclosure field inspector". These bankers--who were in the mortgages dept.-- told me their respective banks had their own separate foreclosure departments that did nothing but handle foreclosures & they ALL told me that their respective foreclosure departments did all home inspections and property evaluations as well as periodic checkups to ensure the property was kept maintained.Also I learned that banks require that ANY HOME MAINTENANCE,UPGRADES & OR REPAIRS MUST BE PERFORMED BY LICENSED CONTRACTORS.

I asked the bankers about trash left on the property,personal belongings left behind,if the home needed repainting,swimming pools that needed cleaning or drained,yards needing to be mowed,locks being rekeyed or replaced as well as other related questions.

Their response was to the effect that trash & left-behind personal belongings did not seem to have a significantly negative impact on the selling price to warrant hiring someone to clean it up & they wanted someone who was properly licensed to do the work.

As for the house needing repainting--again--an unnecessary expense unless the house was in a state of serious disrepair & or been heavily vandalized by the previous owners; work to be performed by licensed contractors only.

Swimming pools needing to be drained & or cleaned could only be done by licensed contractors.

Locks needing to be rekeyed or replaced-- work had to be performed by a licensed locksmith.

Yards needing to be mowed did not require a license unless you were from another county; then you had to have a business license and you were required to be insured in case of property damage. They also took bids for yard work.

So there you have it folks! 6 different banks and 6 different people essentially telling me the same thing; the ones who are pushing this stuff are NOT TELLING THE WHOLE TRUTH.They make it sound so easy & it is not--far from it.

Please note: Banks and insurance companies DO NOT contract with someone outside of themselves to perform home inspections, vehicle inspections, business inspections or equipment inspections unless you have the PROPER TRAINING AND CREDENTIALS TO DO SO--the capital letters are to EMPHASIZE A POINT-- i am not "yelling" at anyone i'm just old school that's all.

Folks in other words "foreclosure field inspector" is just another SCAM being perpetuated by the guilty parties to defraud desperate and unsuspecting people out of their already short cash supply.

Think about it for a minute; it (according to the absconders) requires no specialized skills,knowledge or tools,it's sooo easy basically anyone can do it,all you have to do is drive around & take pictures of foreclosed properties and then fill out a simple questionnaire--do you see my point?

Bottom line? Save your money and ALWAYS do your homework first!!! Glad I did.
